Amendment to CCRs for Rental Restrictions
Posted on Nov 13th, 2018

The Board has voted to amend the Morse Pointe Declaration of Covenants, Conditions, and Restrictions to include a proposal for rental restrictions.  The proposal would cap the number of lots in Morse Pointe which can be rented to about 10 percent (approximately 21 homes).  Morse Pointe currently has 47 rental homes,  most corporate owned.  The amendment also includes a requirement that lots be owned for at least three years before they may be rented.  If you are in favor of this proposal and have not yet returned your form, please contact Trent Management or any member of the Board and we will get a form to you.  We are getting closer to the number needed and every approval form counts.
This is NOT an attempt to get rid of our renters.  We currently have some fantastic people in our rental homes, but this may not always be the case.  We are finding that the corporate landlords are not always taking care of the needed upkeep of their homes and, therefore, this could eventually affect the value of all homes in MP.  Statistics show that when rental restrictions are in place, the corporate rental companies will sell out and go to neighborhoods where there are no restrictions.
While there will be a cap on the number of rentals, there is a provision in the proposal that should a homeowner have a situation where they need to rent their home, they simply request a waiver from the Board.  The focus of the Board is on the rental corporations, not our individual homeowners.
We encourage all our homeowners to consider this proposal and support the Board in its efforts to keep the value of the homes in MP rising.
